The Best Time to Sell a House in Cary, NC

If you’re planning a move, one of the first questions is when to put the sign in the yard. The short answer: the best time to sell a house in Cary, NC is usually spring, with March through May listings tending to draw the most buyers and the strongest prices. But “spring is best” is only part of the story. Inventory, mortgage rates, and your own timeline matter just as much, and in today’s more balanced Triangle market, preparation often beats the calendar.

Here’s what the national and local data say, and how I’d think about timing if you’re selling in Cary this year or next.

What the Data Says About the Best Time to Sell a House

Two large national studies point in the same direction. ATTOM analyzed more than 52 million home sales from 2015 through 2025 and compared each sale price to the home’s automated valuation at the time. Homes that closed in March earned the highest seller premium (10.7%), followed by April and May (10.2% each). The weakest months were September (8.0%) and October (7.9%). Because ATTOM measures closing dates, and closings typically come several weeks after a home goes under contract, those spring closings reflect homes that were listed in late winter and early spring.

Zillow looked at listing dates instead. In its 2026 analysis of 2025 sales in the 35 largest U.S. metros, homes listed in the last two weeks of May sold for 1.7% more nationally, roughly $6,000 on a typical home. The Raleigh metro wasn’t one of the markets broken out individually, so treat that as a national benchmark rather than a Cary-specific number.

The Best Time to Sell a House in Cary, NC: The Local Seasonal Pattern

Local data backs up the spring advantage. According to Realtor.com data published by the St. Louis Fed, the median listing in the Raleigh metro spent 75 days on the market in January 2026 but only 44 days in April 2026. By August it had climbed back to 59 days. The same pattern showed up in 2025, when April was the fastest month (43 days) and December the slowest (72 days).

Competition matters too. Active listings in the Raleigh metro grew from 4,240 in January 2026 to 6,024 in August 2026. In other words, buyer demand peaks in spring, but so does new supply, and by late summer there are far more homes competing for each buyer. Listing in March or April lets you catch motivated spring buyers before the inventory wave fully builds.

Where the Cary Market Stands Right Now

Cary is still a strong market, just a more balanced one than a few years ago. In August 2026, Redfin reported a median sale price of $645,073 in Cary, down 0.76% from a year earlier. The typical home sold in 25 days, homes sold for about 99.3% of list price, and 25.3% sold above asking. At the same time, 38.6% of listings took a price reduction, a sign that pricing correctly from day one matters more than ever. (For more detail, see my fall 2026 Cary housing market update.)

Mortgage rates are the other big variable. Freddie Mac’s Primary Mortgage Market Survey put the average 30-year fixed rate at 7.03% for the week of September 24, 2026, up from 6.30% a year earlier. Higher rates shrink buyers’ budgets, which is one more reason to price realistically no matter what month you list.

Cary-Specific Timing Factors to Consider

  • School calendars. Many families want to move over the summer. Keep in mind that the Wake County Public School System runs both traditional and year-round calendars, so not every buyer is working around the same summer break.
  • Curb appeal season. Cary’s azaleas, dogwoods, and green lawns peak in spring, and listing photos taken then tend to look their best.
  • Relocation demand. RTP and the broader Triangle draw job-related movers throughout the year, so serious buyers are shopping even in the “off” months.
  • Your next move. If you’re buying another home, selling in a slower season can mean less competition when you buy.

Is Fall or Winter a Bad Time to Sell in Cary?

Not necessarily. Fewer listings in late fall and winter mean less competition, and the buyers who are out in November or January are usually serious. You may give up some of the spring premium and wait a bit longer for an offer, but a well-priced, well-prepared home still sells. If life (a new job, a growing family, downsizing) is driving your timeline, that usually matters more than the season. My guide on how to sell your home fast in the Triangle covers the steps that work in any month.

How to Plan Your Sale

If you’re aiming for spring, start preparing now. A good timeline looks like this:

  1. 3 to 6 months out: Get a pricing opinion. Start with how much your home is worth in Cary, then tackle repairs and decluttering.
  2. 2 to 3 months out: Estimate your net proceeds using my breakdown of the cost to sell a home in Cary, and line up your listing agent.
  3. 2 to 4 weeks out: Stage, schedule professional photos, and finalize your list price.
  4. Launch: Go live on a day that sets up a strong first weekend of showings.

The Bottom Line

For most sellers, the best time to sell a house in Cary, NC is early to mid spring, when buyer activity is high and homes sell fastest. But the right time for you depends on your goals, your next move, and current rates. If you’d like a personalized game plan, talk with a Cary real estate broker who knows this market.
