Zillow reports its own estimate misses by a median of about 7% on homes that aren’t listed for sale. On a $450,000 Triangle home, that’s more than $31,500 too high or too low. An algorithm can’t walk through your kitchen.
Source: Zillow’s published Zestimate accuracy figures for off-market homes (March 2025). Half of off-market estimates miss by more than the median. What’s in your report
A broker’s opinion of value looks at your home the way a buyer will, using the sales and listings that actually compete with it.
Recent comparable sales
Homes like yours that actually sold nearby, adjusted for size, age, condition and updates.
Your competition
The active and pending listings a buyer would compare your home to right now, and what they’re priced at.
A price range, with the reasoning
A recommended range and what moves your home up or down in it, including the market’s pace this season.
How it works
No pressure and no obligation. You decide what to do with the number.

Questions sellers ask
Is this an appraisal?
No. It’s a broker’s opinion of value (sometimes called a CMA), based on recent sales and current listings. Lenders order appraisals separately when a buyer gets a loan.
Is it really free?
Yes. There’s no cost and no obligation to list your home. Many owners ask simply to plan ahead or to check an online estimate.
Why not just use Zillow or Redfin?
Online estimates are a fine starting point, but they can’t see your updates, your lot or which comps were flips or estate sales. On off-market homes, Zillow’s own median error is about 7%.
What areas do you cover?
Cary, Apex, Holly Springs, Morrisville, Raleigh, Fuquay-Varina and the rest of the Triangle.
